Denver & Boulder County 2023-2024 Rental Property Licensing Law

Hey there!

For those with current rentals in Denver or Boulder Counties, or anyone who is considering renting out a home in Denver or Boulder Counties, you may have heard about the new Residential Rental Licensing law. This new law requires that all landlords in Denver and Boulder Counties get a license from the county for their rentals.

The purpose of this new program is for the City and County to ensure that all rentals meet a minimum standard for safety; track available rental housing throughout the city; and maintain a clear picture of affordable rental housing options.

For a brief overview of the basics of this program, please see below:

• For multi-unit owners (2 or more rentals at the same location, i.e. renting 2+ condos in a building, 2+ townhomes in a single complex, or 2+ sides of a duplex etc.), the licensing deadline was January 1st of 2023, and they will soon be assessing citations and fines (Up to $999/day) to owners that have not submitted their application for their license.

• For Single Unit landlords in Denver or Boulder Counties, the deadline for submitting the application for your License is January 1st of 2024.

• These Licenses will be issued for a 4 year period, and therefore, will need to be renewed every 4-years.

• Your license will require an application package and an inspection by an approved R5, C5 or C8 certified inspector.

• Your application must be submitted within 90 days of your inspection – If something is non-compliant after your inspection, you can submit your application with the non-compliant inspection and will have one year to correct the issue(s) and have a re-inspection completed.

• There is an Inspection Checklist that the inspector will use for your property. There’s also a Checklist Guidebook for your reference that goes into further detail about the checklist items.
